Notre client nous a fait confiance pour l'aider à réaliser son premier investissement dans l'immobilier locatif. Il avait des critères bien précis puisqu'il souhaitait uniquement investir dans un bien de type studio ou T2 dans le département de la Seine-Saint-Denis. Après un travail de recherche de la part de nos chasseurs, nous lui avons trouvé un projet correspondant à ses critères.
Le bien est un appartement de type T2 d'une superficie de 30,10m². Il est situé au dernier étage d'un immeuble de 1920 en bon état. L'appartement nécessitait certaines rénovations (sol, salle de bains, cuisine, etc.) et il était à optimiser.
Quant à son emplacement, l'immeuble se trouve à 8 min à pied de la gare RER E de Gagny ce qui permet de rejoindre la capitale en seulement 20 minutes. Toujours à pied, il est situé à 3 min de la mairie, entre 5 et 10 min des différents commerces (boulangerie, banques, Monoprix, restaurants etc.) ainsi que des services publics (Poste, commissariat) et du parc Forestier du Bois de l'Etoile (140 000 m² dédiés à la balade et à la biodiversité).
