Nous avons permis à notre client d'investir dans une très belle opportunité située dans le 3ème arrondissement de Marseille. Il s'agit d'un appartement de type T4 de 85m2, il dispose d'une très bonne luminosité grâce à deux grandes fenêtres dans le séjour.
Après avoir décelé tout le potentiel de ce bien, nous l'avons reconfiguré en T5 avec 4 chambres ce qui a permis à notre client de le louer en colocation et donc d'augmenter sa rentabilité. En effet, ce bien génère aujourd'hui une forte rentabilité de 7,64 %.
Concernant le quartier, celui-ci est très vivant et offre l'accès à plusieurs commerces et restaurants atypiques. Il est également bien desservi par les transports en commun notamment grâce à la proximité de la gare Saint-Charles.
