The Project

Il s'agissait du deuxième investissement à nos côtés pour notre client. Après avoir déjà investi à Lille, il souhaitait cette fois viser les secteurs de Metz-Nancy, la région parisienne ou Grenoble. Il visait des appartements de petite superficie pouvant lui générer une bonne rentabilité.

Nous lui avons permis d'investir dans un appartement F2, avenue du Général Patton à Melun. L'appartement se trouve dans une copropriété bien entretenue qui dispose d'un parking. Le bien disposait d'un fort potentiel d'optimisation et de reconfiguration dont nos architectes ont su profiter pour le transformer en F3. Cela a permis d'augmenter le potentiel locatif du bien et notamment le montant du loyer qui a été fixé entre 980 et 1 030 € par mois.

L'appartement jouit d'un très bon emplacement car il est situé proche de l'école des officiers et de la préfecture. De plus, la ville de Melun dispose de toutes les commodités nécessaires et d'un réseau de transport efficace.
