The Project
This was our commercial client's first project in spirits. His priority research areas were Lille, Rouen and Reims. We offered him an opportunity in an apartment located in Rouen.
This is a 78 m² apartment located on the 2nd floor of a 1960s building in the city center. It is broken down as follows: Entrance, living room of 14.4 m2, lounge of 12.05 m2, kitchen of 7.75 m2, pantry of 2.50 m2, hallway with storage of 3.95 m2, a shower room of 5.02 m2, dressing room of 1.70 m2, bedroom 1 of 13.80 m2, bedroom 2 of 9.40 m2, a balcony of 5m2 and a cellar. The apartment benefited from excellent optimization and good potential for reconfiguration. However, it required some renovation and modernization work. The property which was configured as a T4 with two bedrooms and a living room was able to be reconfigured into a T4 with 3 bedrooms thanks to the work of our architects. In fact, the reconfiguration of the living room made it possible to create a third bedroom.
The city is lively and dynamic. All the necessary amenities are within walking distance. There are easy to find local shops at the foot of the building. In addition, the Place du Vieux Marché is located 100 meters from it. There is also the law faculty which is located only 8 minutes walk from the building, the Campus de la Place Saint-Marc, NC Factory School, ISCOM, the Pigier training center are only 13 minutes walk away. Thanks to its assets, the property is ideal for student rental or for young professionals. In addition, it is very well served, as it is located 1 minute walk from the bus station and 10 minutes walk from the SNCF train station.
So it was a very good operation which generated good profitability for this sector. Our client was delighted.
