The Project
This was our commercial client's first project in spirits. His priority research areas were Lille, Rouen and Reims. We offered him an opportunity in an apartment located in Rouen.
Il s'agit d'un appartement de 78 m² situé au 2ème étage d'un immeuble des années 60 en hyper centre-ville. Il se décompose comme suit : Entrée, séjour de 14,4 m2, salon de 12,05 m2, cuisine de 7,75 m2, cellier de 2,50 m2, couloir avec rangement de 3,95 m2, une salle de douche de 5,02 m2, dressing de 1,70 m2, chambre 1 de 13,80 m2, chambre 2 de 9,40 m2, un balcon de 5m2 et une cave.
L’appartement bénéficiait d'une excellente optimisation et d'un bon potentiel de reconfiguration. Toutefois, il nécessitait quelques travaux de rénovation et de modernisation. Le bien qui était configuré en T4 avec deux chambres et un salon a pu être reconfiguré en T4 avec 3 chambres grâce au travail du responsable travaux. En effet, la reconfiguration du salon a permis de créer une troisième chambre.
The city is lively and dynamic. All the necessary amenities are within walking distance. There are easy to find local shops at the foot of the building. In addition, the Place du Vieux Marché is located 100 meters from it. There is also the law faculty which is located only 8 minutes walk from the building, the Campus de la Place Saint-Marc, NC Factory School, ISCOM, the Pigier training center are only 13 minutes walk away. Thanks to its assets, the property is ideal for student rental or for young professionals. In addition, it is very well served, as it is located 1 minute walk from the bus station and 10 minutes walk from the SNCF train station.
So it was a very good operation which generated good profitability for this sector. Our client was delighted.
