The Project

Il s'agissait du premier investissement locatif de notre client qui avait pour objectif d'obtenir une grosse rentabilité et un cash-flow positif en mettant le moins d'apport possible. Il souhaitait investir dans un bien immobilier en Île-de-France et disposait d'un budget de 200 000 € pour son projet. Il était prêt à apporter jusqu'à 20 000 € pour son acquisition.

Un jour, un de nos chasseurs lui a proposé une opportunité à ne pas manquer. Il s'agit d'un appartement de type T2 situé Allée du Dragon à Évry-Courcouronnes, dans le département de l'Essonnes. L'appartement possède une terrasse et un box fermé. Il disposait d'ailleurs d'un très bon potentiel de reconfiguration. Le projet mené avec succès par nos architectes consistait à transformer ce T2 en un T4 parfait pour de la colocation.

Concernant l'emplacement, cet appartement se situe dans un quartier dynamique et recherché. Toutes les commodités sont à proximité et notamment les commerces, le RER et l'université.
